Choosing a holiday park home is a big decision and you might have a few questions. Here’s a list of typical FAQs that we have put together to help you.


Q: What are the running costs for a holiday home?

As you would expect, you must insure your holiday home and pay for the gas and metered electricity you use, just as you would at home. In addition to your utility bills, rates and insurance, you’ll pay an annual pitch fee that contributes towards the running costs of the Park. Ask for confirmation before signing on the dotted line.


Q: How often can we use our holiday home?

The season for holiday homes will differ for each holiday park, but generally you will be able to use your holiday home between eight and ten months of the year. During that period you can use your holiday home as often as you like.


Q: How long can we keep our holiday home?

Again, this is something to check in the small print of your purchase contract, but most static caravan holiday homes have a 15 years minimum pitch license and lodges can have a pitch license for up to 40 years.


Q: Can we choose our own pitch for our holiday home?

Yes, if you are buying a brand-new holiday home you will usually be able to pick from the plots available at that time.


Q: Do we have to pay insurance?

Holiday home insurance is compulsory for most holiday homes. Details of the type and amount of insurance required will be available from the park sales team.


Q: Do we have to pay council tax?

No, as your holiday home is for holiday use only it is not liable to council tax.


Q: Who looks after the maintenance of our holiday home?

You are responsible for the general maintenance of your static caravan or holiday home, however the park may offer a chargeable service if you wish to take advantage of it.  You may need to winterise your caravan each year. You should make sure you understand all the charges so please ask your park sales team for confirmation.


Q: Can we sublet our Holiday Home?

Yes, lots of holiday home owners like to rent out their holiday homes when they are not using them. All of the Best of British Holiday Parks will have a strong customer base and they achieve good occupancy for their hire fleet. They are usually happy to sublet your holiday home alongside their fleet; which is a great way to earn income from your holiday home to contribute towards your running costs.

Check with your chosen park for full terms and conditions for subletting if you require them. In some circumstances you may entitled to tax benefits on any income earned from subletting your holiday home.


Q: What are the finance options for buying your holiday home?

Finance is generally available for caravan and holiday home purchase and subject to the normal status and lending criteria. The deposit and fixed lending rates will normally depend on your specific circumstances.

Many parks will allow you to make your purchase as a family or group. And there are usually options to part exchange existing touring or static homes.


Q: Can we use our holiday home as a permanent home?

No, all holiday homes are restricted to holiday home use. All park owners must have a residential address, either in the UK or overseas. Outside of the season when the park is closed you will not be able to use your holiday home.


Q: Can we sell our holiday home in the future?

Yes, as part of your original purchase you will receive a License Agreement that explains all of your options if you decide to sell your holiday home. Most parks will be able to help sell your home for you – with the usual commission rates applying.
